Capital Projects at University Centre I

List of current renovations

  • After consulting and hiring Bennett Partners as our design team, we have instituted the new designs and will decide on any changes to the 2nd floor which is in progress already.

  • New LED Lights installed.

  • New carpet squares

  • Painting of the walls in hallways and ceilings

  • Cove base replaced with Modern sculpted 3-inch base by Tarkett.

  • Vinyl wallpaper installed and new carpet inserts at elevator lobby entrances.

  • Elevator Door panels repainted to match color scheme in hallways.

  • 3rd floor COMPLETED.

  • 4th floor under way (paint, carpet, and base)

HVAC Modernization & Design

 After reviewing different bids and hiring Summit Designs as a consultant and the designer of the MEPS, we have chosen as follows:

  • Texas Air Systems on the refurbishing of the cooling tower, instead of replacing old cooling tower.

  • Texas Air Systems on the install of the Governair Fan Wall Box replacing the old Flak fans.

  • Enviromatic on the DDC controls and New Building automation system.

Roof Replacement

After reviewing 10 different bids and hiring a consultant we have chosen Weather shield out of Weatherford to begin Jan 1, 2024.

Remove existing roof.

Remove old ballast off both levels.

Insulation – tapered -tapered polyisocyanurate.

60 ml TPO.

New wall coping.

Warranty at least 20 years.

Workmanship 2 yrs. warranty.

Time schedule for this to be performed beginning Jan 1st, 2024, or earlier.

RESTROOM RENOVATIONS

  • After reviewing the design from Bennett Partners, we have chosen to start on the 2nd floor for the first renovation of the restrooms.

  • After receiving numerous bids, working with the design team and value engineering the products we have chosen RJM Contractors, Inc. for the project.

  • After review of the finished product we will decide on changes if needed to the other floors as we move up the building.

LOBBY RENOVATIONS

  • After consulting and hiring Bennett Partners as our design team, we have put this on hold till after the roof replacement, tenants moving out of 6th floor, and major demo and construction happening on the 2nd floor and 6th floor in 1st Qtr. And 2nd Qtr.’s of 2024.

Elevator Modernization and Maintenance Upgrade

  • After reviewing three different bids from Fujitec, Urban and Nouveau with very close numbers, we hired Boca Elevator Consultant Group to give specifics on bid form and UCI has chosen Urban Elevator to begin in Jan. 2024 on the modernization and maintenance of the elevators.

  • Base Bid on Modernization of elevators and related equipment.

  • New AC gearless Hoist Machines and related equipment.

  • New quieter control units.

  • New motors for each elevator cart.

  • Door detector edges with LED accents.

  • Turnkey project in machine room with upgrades to Fire Codes.

  • Emergency Battey Rescue System.

  • Certified drawings.

Access Control and Cameras

  • Ideal Partners installed new Brivo fob access system and new cameras. It is all automated and controlled through apps on personal computer or phones.

  • We have been adding more to corridors and elevators.
